EU Short-Term Rental Regulation (EU) 2024/1028 Explained for Small Hosts
Regulation (EU) 2024/1028 sets common rules for collecting and sharing data on short-term accommodation rentals. It applies from 20 May 2026 (Article 19). Member states choose whether to use it: they are not obliged to set up registration, but if they register short-term rentals or request platform data, they must do it under this Regulation.
Key points for hosts
- It does not itself require every host to register. Member states, regions or cities decide whether to run a registration procedure.
- Where a registration procedure exists, you get a unique registration number per unit and must display it on every listing.
- Online platforms must collect and check hosts' registration information and share activity data (nights, guests) with authorities.
Information a registration may ask for
- Address of the unit and type of accommodation
- Whether it is your main or secondary residence, in whole or in part
- Maximum number of guests and beds
- Any authorisations required
- Your name and contact details, or company and legal representative details
What to do now
- Check your municipality's website for a registration scheme.
- Keep your listing data consistent across all platforms.
- Track nights and guest counts per unit so they match platform reports.
